A specialist industrial and logistics real estate company has gained planning permission for a facility of more than 100,000 sq ft in Rugby.

BARJANE’s development, to be known as Rugby 106, is strategically located within the established occupier base of the Central Park estate, which is home to Sainsbury’s, XPO and Continental, with Amazon, H&M, and DHL in the adjacent estate.

The site is situated at the heart of the UK ‘Golden Triangle’, immediately adjacent to Junction 1 of the M6 and just 3.5 miles to Junction 19 of the M1 Motorway. 

BARJANE acquired the site, which housed a circa 45,000 sq ft vacant office and workshop facility, in January 2024. The scheme will encompass about 87,000 sq ft of warehousing with further operational mezzanine space and two floors of offices to create a 106,000 sq ft facility.

It is projected that the building will be ready for occupation in Q4 2025. It is targeting a BREEAM ‘Outstanding’ rating.
